If you have worked with anybody on the Mark Deering Team before you know that we are down to earth people, dedicated to our clients, honest and ethical. This one particular review from a client of mine who purchased earlier this year embodies how I strive to run my business in particular. So, on this slow Friday I wanted to share it for a little #humblebrag – Justin Glover
“It was July 2017 when Justin’s friendly email landed in in my inbox, referred by a colleague of his I had written seeking information on investment properties in Grand Rapids. Since I am an overseas investor (and a new one!), and Justin has had experience with our ilk, he was put on my case. He has patiently visited close to a dozen properties on my behalf, sending back notes from the field, live cam, pictures and his reading of how a property did/didn’t meet my investment criteria. He has coached me through cold feet, guided me through a seller’s market with shrewd business intuition, and sat in a car for 30 minutes counseling me when a harmless remark in an inspection report sent my heart racing. (Spoiler alert: The first property I purchased with his help is wonderful, despite my anxiety). I went on to go into contract on a second property on his recommendation in an area outside Grand Rapids that wasn’t even on my radar. Through a former client of his, I got the place without it going to listing. Throughout all this, Justin has been calm, composed, and measured with his feedback- never pushing or volunteering unsolicited opinions. His way, rather, is simply to remind me to run the numbers.
‘They’re all liars- the whole dirty lot of them,’ I was warned by friends about agents/brokers/managers, as I embarked on my search for investment properties, sight unseen.
Never for one moment have I gotten the sense that Justin was trying to sell me anything. Rather, I truly felt like I had a personal agent on the ground to be my representative and help induct me into a new market. (Sorry, Justin, I know you have other clients. But your boutique- like tailored service is so personalized and spot-on that it’s easy to forget I am only one player in a mass market!) I am a bit surprised when I see a photo of him on his Facebook page with a family at their closing. How did he ever have the time to find another family a home between answering so thoughtfully and thoroughly my bulleted questions? Or taking my calls in the late evening his time because of the 11-hour time difference? Or calling the city planning office to research whether I could add a unit to a multi-family property (no). Or scheduling contractors and property managers to visit a property on my behalf to provide estimates? What has impressed me the most – among many factors- is that he shows rather than tells. What he says is backed by data, experience, practice, market trends. And while he is understated about his “ballpark estimates”, his rental value and rehab cost estimates were almost spot on, and backed up by property managers and contractors’ estimates. It’s helpful for an investor to find these resources and instincts in one human being. Not to mention his network of contractors, mortgage loan officers, home insurance agents, even lawyers were I to need to set up an LLC. One-stop shop sounds clichéd, but Justin comes close. And he comes with a can-do optimism grounded in not only temperament, but also experience. He has consistently been unfazed/unflappable when a property didn’t turn out to be right for me. When cold feet stopped me bidding on one unit, or when zoning/rental compliance issues forced me to pull out of another one for which I was already under contract, Justin didn’t miss a beat to resume the search.
On a quiet week, he’d send a reminder that he was still looking and expected leads.
One small potential drawback to working with Justin. If you had in mind a diversified real estate investment portfolio across the US and overseas, you might find yourself picking up more than you intended to in Grand Rapids. Which may not be a bad thing. (I mention this tongue in cheek, because otherwise, this review might sound improbable.)
It is only financing that is slowing me down a bit (which may also not be a bad thing). Before I even close on the two properties under contract, I have already sent Justin criteria for the next batch. Working in lock-step, he is already on the case, handled meeting with local property manager in a transitioning town on the cusp of a turnaround.
He is a real gem, particularly for remote investors. Everything has been handled super efficiently with his assistant through electronic signature; I am closing on two properties without even a real estate proxy in the US. It’s only through the sheer quiet, methodical dedication and clear commitment Justin brings to this trade that I now own thousands of miles (8,500 to be exact) from where I work/live. He curates a wonderful buying experience, to the point an otherwise oft-fraught experience is quite enjoyable.”
