Get Pre-Approved
Knowing how much you can spend before spending it is the best plan of action! Getting pre-approved as one of the first steps in the home-buying process can help you in so many ways! First, you'll know your budget, so home searching will be easier. Second, you'll be able to move quickly to put in an offer. Third, some sellers won't let buyers see their homes if they aren't pre-approved. We've worked with some great loan officers over the years, but we can't say enough good things about Treadstone! If you are not pre-approved or working with a loan officer, we highly recommend talking with the people over at Treadstone!
Shop for Homes
This is the part everyone gets excited about! This is where communication becomes key! We'll set up a saved search for you so you get notified when new listings come around that match certain criteria. Set up showings on homes that pique your interest, and start the process of finding the home you love! Worried about finding your home when you don't live out of town or state? We can do virtual showings for you, or book multiple showings for a time that works for you!
Put in an Offer
You've found the perfect home, now let's put in an offer! This is where you will be glad you are working with a Realtor! When putting in an offer, your agent checks with you on the amount of money you want to "bid" on the house. They will also go through everything else in the offer and advise on the best plan of action to help you win! Your agent will also explain any terms that are confusing so you know what is going into your offer. Sometimes you get the first house, sometimes it takes more than one offer to get a home. We will keep searching with you and being your cheerleader throughout the whole process no matter how long it takes!
Offer Accepted! Onto Inspections
Hooray! Your offer was accepted! There are still a few steps before we are at the closing table! The first one-inspections. This is where a certified home inspector goes through the home you are trying to buy and checks everything to see what issues the home has. This can sound scary, but no matter the age of your home, there will be issues. Whether small or more major, all of these are recorded in a report, and we go over all of them to ensure that you are comfortable with buying the home and to see if there might be some negotiation points with the seller.
Appraisal
Inspections passed! Next hurdle-appraisal. An appraisal is a process where an appraiser goes through the home you want to buy and assesses if the home is worth how much you want to buy it for. The lending company needs to know if they are making a good investment in your home in case you have to default on the loan. Rarely, a report comes back drastically different than how much you are buying the home for, but if that happens, we are here to help navigate that. Once the appraisal is through, and we get the clear to close, we schedule your closing!
Preparing for Closing Day!
Closing day is right around the corner! We're just as excited as you are to see you at the closing table! But before we meet, there are a couple of things to keep in mind. We know you want to celebrate, but don't go making any large purchases until after closing day. It could wreak havoc on your loan processing. Also, make sure that you have all the funds ready for closing fees that you will need. Watch the videos below to get ready! We'll see you at your closing!

We're still here! Know that after closing we are still here to help you! We'll get your keys for you and deliver them to you!
